Initial Enquiry
The project begins with a free consultation on site with the purpose of developing a project brief as well as feasibility and initial site analysis.
This meeting will be used to produce a table of fees setting out HBAD various stages of work required to effectively deliver the project.

Measured survey and issue of existing drawings
Comprehensive measured survey of existing
assets. Information taken will include, materials, services, levels, building defects and elements of conservation value. As well as measured survey a full photographic survey will be taken with the intention of capturing every detail of the building, site and its surroundings. Information is used to create set of scaled 'as existing' drawings.

Design options
Depending on the clients requirements between 1 and 3 design options will be produced using the initial design brief. Design options can be presented variety of mediums including sketches, plans, elevations, sections and 3D rendered perspectives.
These options are intended as vehicles for discussions apposed to finalized designs.

Developed design and planning application
Following receipt of the design options we would usually arrange a meeting to discuss feedback with an aim to refine into a finalized design. Once we have reached a point where the client is happy with the proposal we will freeze the design and submit planning application. We will continue to monitor the application and liaise with planning officers during the full duration of the application.

Detailed Design and Building Regulations
Once planning has been approved we will move on to detailed design. A comprehensive set of drawings and specification will be produced to satisfy compliance with building control. Builders will be able to use these drawings to provide estimated cost of works. Depending on the application type a Discharge of conditions application may also be required at this stage.

Site Management
Some clients may require architectural services after statutory approvals have been received. We offer a site management service to respond to builders request for information, additional drawings/details and visiting site to resolve issues. We advise that this stage is invoiced under hourly rate as it is difficult to determine the extent of our involvement.
